Pet Rules, Policies & Procedures
To maintain a safe and clean environment for all tenants of the Preserve at West Creek, Lette Management Group and the Landlords have adopted the following rules, policies, and procedures regarding pets on the property.

All pets must be approved by the Landlords prior to the animal entering the premises. This rule is inclusive of all animals kept as domesticated pets regardless of their size and enclosure.
There is no guarantee that a pet application will be approved, even if the pet is already living on property. Unauthorized pets are a direct breach of your Lease.

One-Time Pet Fee- $300 per pet
Pet Rent- $60 per month, per pet
Pet Waste Disposal- $200 per instance
Pet fees and rent allow the approved pet to live on the property. These fees do not cover the repair of any damages caused or created by said pet. The tenant’s security deposit will be utilized to satisfy all damages, including damages caused by pets.
Additional fees and increased pet rent will be charged for any pet found to be living on the property without prior approval by the Landlords.
When a pet is removed from the property at fault of the pet owner, the Tenant will not be allowed to break their lease. The Tenant will remain responsible for all payment in accordance with their Lease until the Lease Termination Date.

All visiting pets must be approved by the Landlords prior to coming onto the property.
There is a visiting pet fee.
Please e-mail management as soon as possible to request approval for any visiting animal, regardless of how long they will be on the property.

The Tenant is expected to keep their apartment clean and orderly at all times, including picking up after their pets and maintaining their facilities.
Dogs must have access to “do their business” outdoors and waste must be immediately collected and disposed in the on-site dumpsters. At no time are dog waste bags to be left on the Tenant’s balcony, patio, or outside of the dumpsters. Waste bins cannot be left on the Tenant’s balcony or patio for the purpose of disposing pet waste.
Cats must be litter trained and litter boxes should be regularly maintained to eliminate bad odors.
Animals are not to be permitted to scratch, dig, bite or otherwise mark items within the apartment that were provided by the Landlord.
Vaccination and vet records, vet contact information, and photos will be requested with the application. Please have these documents ready to be photographed or uploaded directly to the application.
Incomplete applications may not be considered.
Filling out an application does not guarantee the approval of any pet.
